This coupled with premier listings has made our sales and rental campaigns stand out from the rest. Further, our Managing Director is a qualified and practising In-House solicitor so we know and understand the legal situations our clients face on a day to day basis.

Liverpool has recently undergone blanket selective licencing across the residential private rental sector; LPS have been invited to chair several meetings to discuss landlords, tenants and institutional investors’ concerns on the matters at hand. ‘It is great to be deemed the industry lender in the local property market by the Council,’ Joseph says.

On a wider level, however, with recent changes to letting fees, SDLT and mortgage interest rate relief, there are challenging times ahead in the UK property market, especially for landlords and buyers. The recent announcement by the Chancellor of the Exchequer of a £1.4 billion investment into house building to alleviate the housing shortfall is an important boost to an ailing market. Joseph believes that 2017 will be the first year in which there will be more renters than buyers, but he also expresses hope that this trend will even out towards 2020, as newfound government investment in the increasingly problematic situation picks up the slack. Until then, though, Joseph anticipates that there are interesting times ahead for the industry, and LPS will be foremost among those that will need to remain innovative and forward thinking in order to thrive under such challenging circumstances.

In order to keep ahead of the curve, LPS have recently added a new function, ‘In the Loop’, to their website. ‘We understand that in our world things should be 24 hours a day, seven days a week,’ Joseph explains. ‘As such, our clients have full access to live rental income, reported maintenance, payments, viewings and feedback.’

‘We undertake fortnightly Ezines to all of our client-list, keeping everyone aware of our new properties and relevant property news at the current time, such as those that relate to the impacts on base rate changes, or the Chancellor’s recent statements.’

Most notably, LPS have recently been instructed by the UK’s largest PRS landlord to undertake all its Merseyside lettings portfolio. Joseph anticipates that working with proactive property experts will help the company to grow stronger still, allowing them to expand their processes so that they evolve into a better, more efficient company than they already are. ‘We have learnt that communication, as well as doing the job right, is key to keeping clients happy.’

As LPS continue to grow their online presence, and hope to launch a sister site similar to PurpleBricks but with a focus specifically on the Merseyside Market, there is plenty in the pipeline to give LPS an edge in an increasingly challenging industry. Joseph and the rest of the company’s leadership remain entirely optimistic as to the medium- to long-term prospects in the UK real estate market, and the potential reward is ultimately well worth the added effort in the short term.
