Angelica tells us some of the emerging trends that she is seeing of late, which are contributing to pressures being placed on the industry. In line with the cost-of-living crisis, there are some interest rate issues which are in turn increasing private equity, so most conventional projects are turning to HUD financing. Texas has increased population-wise following the Covid-19 pandemic and the demand for housing has subsequently increased. There are, however, opportunities also which have presented themselves recently. For example, many large firms and Fortune 500 companies have moved their headquarters to Texas, creating many opportunities in the architectural field and bringing much skill and expertise to the area. One of Investwell’s recent projects was the stunning build known as Art House SATX, based in San Antonio, Texas. This fourstorey wood framed wrap building has two courtyards, and the top floors are two-storey mezzanine units to increase rentable square footage whilst keeping to wood type V-A construction.
