Real Estate and Property Awards 2026 Behind the Living Codex is a humancentred model for multifamily community development, which starts with a simple question: What if housing was measured by the lives it improves? The Living Codex brings together thoughtful architecture, nature integration, urban farming, vertical and urban forests, art in design, financial empowerment, connected communities, attainable homeownership, and AI technology in an integrated approach designed to create the conditions for human flourishing. Most Innovative HumanCentred Housing Development Initiative 2026 – Canada & Community Planning & Development Excellence Award 2026 – Canada Based in British Columbia, the Living Codex is a boutique development company that started in development in 2005, building boutique multifamily projects. As these builds were completed, the team began to realise the profound implications of the work they were doing. These buildings would potentially be there for more than 100 years, and this led the team to think more deeply about the lives of the people who would inhabit them. This led them to ask, what if housing could be measured not only by what was built, but by the lives it improved? This question led the Living Codex team to explore ideas well beyond conventional development, including the purchase of an organic farm to better understand how hyperlocal food systems could be integrated into residential communities. This experience ultimately became much more profound than simply understanding organic farming. The farm experienced multiple, back to back disasters. Rebuilding the farm after a devastating flood, and later seeing it suffer another catastrophic loss, changed the way the team thought about resilience. They saw firsthand how crisis can ripple outward—affecting financial security, livelihoods, emotional and physical wellbeing and the future of a household—and how interconnected the different dimensions of resilience truly are. Through these experiences, the Living Codex began to recognise that resilience cannot simply be something we respond to after a crisis. It must be intentionally designed into the places people live. This became a foundational belief of the Living Codex: that household resilience is essential to human flourishing, and that multifamily housing can play a meaningful role in helping people develop the financial, environmental, social and personal resilience needed to navigate an uncertain future. Today, the Living Codex applies this philosophy through a human-centred multifamily community development model focused primarily on renters and first-time homebuyers. Krystine told us that rather than simply providing a rental unit and leaving someone in the same financial position five or ten years later, the Living Codex asked if it could create a community where residents could build financial capacity, reduce their cost of living, develop additional income, pursue rent-toown, or become eligible for an affordable homeownership opportunity. Answering this question through its developments, the Living Codex’s goal is to create communities people can enter at a point that makes sense for them now, but which also offer them a pathway to become more financially resilient and ultimately have greater ownership and opportunity in the future. A number of smaller projects have helped inform and refine this approach over the years, but the Living Codex’s current development site in the BC city of Vernon is at the heart of this vision. Excitingly, this project, ‘Eden’, is finally moving to the development phase, making this 72-unit multifamily development the first fully integrated pilot of the Living Codex model. Partnering with Habitat for Humanity Okanagan, which is delivering the affordable homeownership components of the building, the site is about ready to build now, and the team hope that construction will start early summer 2027. A second site is then planned for about 70 miles down the road in the BC city of Penticton. As the Living Codex moves into its next phase, the focus is on turning years of exploration, development and experience into built communities. The ambition is to demonstrate a new way of thinking about multifamily housing—one that measures success not only by what is built, but by the lives those communities enable. Many of the individual components of the Living Codex exist elsewhere. What distinguishes the model is their intentional integration: nature, food, financial empowerment, technology, community and human-centred design working together as interconnected systems.
