For insight into the inner workings of Yanniotis & Associates Architectural Bureau, we caught up with the Bureau’s Head Architect – Constantinos Yanniotis. anniotis & Associates Architectural Bureau was established in Athens (Greece) in 1980. From the beginning, it has been primarily active in the Private Sector, its clients being individuals and corporate organisations. Its core ethos is that responsibility towards the client and the user of the built environment is paramount; the client’s needs and desires are met with a flexible design, allowing for plenty of interaction. Over the decades, the Bureau has completed a significant number of projects, of both small and large scale, in various fields of building design and urban planning. Its designs balance aesthetics and functionality – the internal thought process is that the two should not compete and should both add value to the building. Head Architect, Constantinos Yanniotis, was kind enough to provide some insight into the specifics of his and the Bureau’s design process, “An interview or a creative dialogue with the client (and/or the project’s stakeholders) is also imperative not only to introduce myself, but also to approach and understand the fundamental needs that, translated to architecture forms, will set the basis for the future design options.” Constantinos immediately informed us that he follows the same winning process when navigating through the preliminary and conceptual design phases. He informed us that the team is left with meticulous notes to work on following these interviews and collecting basic information. These can include written and sketched information that includes everything gathered thus far. The information the architects have gathered at this stage can include the property’s orientation, the surrounding views, ground morphology, possible entrance and access points, the building program, and details on the client’s needs. “And then the conceptual phase follows.With regards to this phase, I always try to deepen in every project we undertake, trying to create an entire new “microworld” within the surrounding context that the users will discover gradually. Each project hides a story that we invite the users to trace out and experience.” This phase includes creating 3D models and detailed visuals, plans, sections, elevations, quick sketches with basic designs, Y and cost estimations. On reaching this stage, a fundamental agreement with the client is created before moving on to the later design phases. With the aid of technology, modern architecture transforms spaces into vibrant living units that are pleasant and functional places to live. the bureau’s designs use new tools and practices with a sharp focus on the details, taking advantage of tech innovations (materials, sustainability practices, etc.) This is done because the Bureau keeps the client and end users at the centre of its interest. For example, by implementing modern sustainable practices like energy and resource conservation, waste management and recycling in the earliest stages of design, its architects can craft properties that don’t just meet the end user’s needs but pre-emptively work to secure its wellbeing. The Bureau is looking to revamp its brand by implementing even more fresh ideas. With the changing times, it is applying technological innovations and new building practices to remain fresh and modern – whilst providing the same incredible customer experience. It is also moving towards new collaborations and getting involved with projects that will further challenge and expand the team’s design experience and skills.
