It is really important to work with high-quality borrowers with strong track records in the relevant markets and asset types. Once we receive a financing proposal, the key for us is to really understand what is important for our clients. We are flexible and solutions-oriented, as well as are willing to work with borrowers when issues come up in diligence or after the loan closes. “In addition to this, we deliver our credit approval right upfront before the potential borrower commits time or money to propos- al. E “At Fairfield Real Estate Finance, our product offering has evolved with the aspirations and successes of our borrowers to provide finance across the property spectrum. From high LTV/ LTC funding on investment and development, to lower return funding for stabilised assets. Our first ground up development finance deal commenced drawdown in April last year, and we now have over € 200 million of development commitments cov- ering hotel, office, industrial and residential development.” Looking ahead to what the future holds, Chris signs off by revealing the exciting plans which lie in the pipeline for Fairfield Real Estate Finance, as well as touching on the developments that he foresees may occur within the industry. “Currently, I believe we are in the early stages of the ‘reforma- tion’ of the property finance markets in Europe. The existing alternative lenders and debt funds are growing, as well as ex- panding their offerings. With new lenders still being established, it will probably take another 5-10 years for things to take shape. “Moving forward, we are looking to continue to grow at a healthy rate. Since we established Fairfield Real Estate Fi- nance, we have lent c. €750 million. Recently, we just launched a new Low Leverage programme which expands our ability to compete on stabilised properties.
