KSW’s first project of this year is well underway in Wooten Wawen: it includes a two-storey rear kitchen extension, a single-storey lounge area, and a new oak porch on the front of the property. There will also be internal alterations. From the offset, this project has seen various challenges, including difference in ground levels, a stream to the rear of the property, the mains foul going straight through the footing line, and made up ground at 800cm deep. The firm’s ground working team excavated down two metres, shuttering each 1.2m section as they went. Once dug, the teams from Easy Lay Concrete and Cotswold Concrete Pumping came and poured the footings. The KSW team has now built up the block work and put all the new drainages in ready to start building. As highlighted by this project, the groundworks can be very tricky and dangerous on some jobs. At KSW, safety and good workmanship are key to successfully progressing projects. Another project, started in October 2020 and finished in April 2021, involved the refurbishment of a property into a stunning contemporary home. The first six weeks of this project were spent taking down all the interior walls to insert the first six steels creating the new open plan living area. This included a galleried seating area on the landing with stunning views of the Warwickshire countryside. Meanwhile, the new opening for the bi-folding doors measured at a whopping six metres – the firm’s biggest yet. The team then got to work on the roof, stripping off the old pan tiles and replacing them with a new pitched slate roof, complete with dormer windows. O Once the building was watertight for the winter, the teams from LGW Electrical Services and Norton Electrical got to work on the electrics. KSW’s inhouse plumbing team then started to fit the pipework for the bathroom and two ensuites with new 250L unvented cylinder and built-in skirting board heating system. Once these key areas were completed, the KSW plastering team finished the walls. The new Wren kitchen was fitted by the firm’s carpenters and is a magnificent accompaniment which really matches the property and is a true focal point of this refurbishment: grey gloss tower units, a beautiful centre island with copper trim and induction hob fitted in. The main bathroom is luxurious and spacious, with a freestanding bath which commands attention. All ensuites were finished with built-in toilets, sinks, vanity units and chrome towel rails. When work began on the new galleried area, which when viewed from the front is the central point of the property, the second fix of the plumbing and electrical work was well underway by the respective teams. A new oak staircase was then installed, complete with glass balustrades and upstairs balcony area to relax and take in the views from the front of the property. The glazing then marked a major final part of the project, pulling everything together. Supplied and fitted by AM Home Improvements, it was all finished in anthracite aluminium – a sleek and modern finish. Once the glazing was complete, the team from SJM Plastering Services came in and finished off the building’s exterior with a chalk white Webber silicone-based render. The client also asked for some landscaping improvement, so KSW laid a grey Indian sandstone patio with chalk white rendered walls. Designed by Mark at ArchiWildish, this beautiful home is a perfect example of great design and good building contractors coming together, working effectively to produce a high-end finish with exceptional attention to detail.
